Hi Brielle - are you a member of the NC Assoc of Realtors? If yes, you will most likely have to list any offering on MLS. I dont think they allow any sort of pocket listing. If you are not a member of the NC Assoc of Realtors, then no, you don't have to list the house on MLS; you can market the house however you want, like through typical wholesaling offmarket activities like BP. But if you are a licensed NC real estate agent, you still have to NCREC regs. Hope that is helpful!

High Point’s economy is looking up. Quite a turnaround from even a decade ago. Karen may have a better handle on this than me but my sense is that of the Triad metros, its apartment stock is almost all workforce housing built decades ago, and these properties will likely need renovations. If you can make those numbers work and buy near Triad jobs and/or improvements like the new stadium, it could be a good long term investment. I don’t see that combination on the market very often though.

Hi folks - this thread is about a year old and I am now thinking of moving my Roth IRA over to a self directed IRA custodian and was wondering if anyone has a new or different recommendation on custodians? It's hard to differentiate them online.

State! Oh no! I have to admit its a good school. Side note, Raleigh is on fire these days - talking about real estate. Small world I was born at NCSSM when it was Watts Hospital.

For these two properties I'm going to use a property management firm, a shop in High Point called Fowler & Fowler. I've been impressed with them so far. The owner Amy Hedgecock was helpful as I was identifying properties, estimating market rent, etc. She's an ECU graduate - go Pirates - and she's held leadership posts in the state realtor association which gave me confidence.

F&F doesn't go as far as Greensboro or Winston-Salem. I want to identify good shops in those towns but won't put the effort into that until I buy in those markets. I've made offers, but lost out.

I've had a few interactions with a property management firm based in downtown Durham called Acorn + Oak and was impressed by them. It's a smart, young and energetic crew. They're more full service and charge accordingly so depends on what level of service you want. Their website is worth looking at.

Darren I just saw and I may be too late but you might reach out to Adam Schneider for ideas. He runs the Triangle REIA chapter and may know hard money lenders who could help you out.

I just got 75% LTV and had to push to get that. The bank originally offered 70%. So 85% is awesome! I'll have to look into M&F.

Folks are also high on the Triad REIA group. They offer loads of meetings a month. Check out their website.

Yes I would definitely get pad striped - and professionally. It will result in better efficiencies and calmer feelings. Not only will tenants appreciate the improvement, it makes a positive first impression for not much money and says that the property is well managed. I've had parking lots striped before and the price seems fair. Try Raleigh Paving if you want another quote (and if they didnt provide the original quote).
