The cost has something to do with it. What is the cost of getting the contact number compared to the mailing address and how are you getting them? Are you also aware of the response rate of each?

The hotel is an exterior corridor low end franchise. As for my personal experience in hotels, I have never owned a hotel before but I have worked as a desk clerk and manager for about 3 years.

You  want to be aware of what the specific requirements of the franchisor is. The franchisor often may impose certain types of requirements on the franchisee hence they sort of qualify who is able to buy the franchise or not based on things like: having a certain amount of business or management experience in the industry (they may offer training for a fee of course), certain amount of personal worth and liquid assets etc.

Many franchisor's also have a list of companies that typically assist most of the franchisees they deal with.

Good question.. the letter should be great but a good list of motivated sellers is better. If marketers are correct, about 20% of the response you get is affected by the letter or creative factors; 80% of the response rate has to do with the quality of the list.

Your apparent response rate seem to be near the 'standard' industry response rate for direct mail. Each of them may for a certain amount sell -- the issue is whether or not there would be sufficient profit on the table for you at the sellers price.
