@Steven McDermott - I'd jump into any local meet ups as soon as possible.  Often you can find like minded investors to team up with.  Otherwise books, podcasts and videos are inexpensive and often free, take advantage of that.

@Edmund Campbell - Are there any relationships from the SFR rentals you own that can be leveraged. Perhaps the broker you used (assuming you used one) can refer you to someone.

Raising capital.  We had a couple of deals back to back in late 2018, in order to grow I'll need to work on my investors list and possibly finding a KP.

@Gilbert Vigil - You could bring capital to a deal and get a higher percentage of the ownership.  There are many people who have deals, but no money.  Since larger deals typically are a team sport, the combined liquidity, net worth and credit is what gets a deal done. 

For instance, I partnered in a small syndication by fronting most of the earnest money and prepaid closing costs.  For that I received a portion of the general partnership.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $119,000
Cash invested: $22,000

Appraised as is at 138K, ARV appraisal 400K - we'll see about that. Putting in 75-100K, looking for ARV in low 300's.

@Nik Moushon - Check out Mark Helm's YouTube channel.  He also has a book and a course. I've been looking into self-storage as well and have found his videos very helpful.

@William Thresh I have seen multiple presentations from Cozy at conferences.  Although I don't use them personally, I was impressed with their software.

I'd check out Old Capital.  They lend nationally, but are based out of Dallas and are very active in Texas.  Good Podcast too.
