Ferndale ct, it will be hard to get 130k arv there.  One a block over sold for 100 a while back, I was amazed at that.  I looked at 511 Ferndale ct, if that is the one in question.  I can look back at my notes for renovation cost if you are interested.  As a 3/2 it would probably get 1,000-1,100 on sec 8.

Not a war zone at all, but probably a C area.
