MONTGOMERY, Ala. (WSFA) - The numbers are in and Montgomery is seeing major growth when it come to tourism with travel expenditures near $1 billion.

The Equal Justice Initiative’s Memorial and Museum is one of he big reasons so many people are visiting the Capital City. Since its opening in April of last year, it has brought 400,000 more visitors to Montgomery.

@Bubba McCantsThe average deal on sf LTR is, all-in around 130k, rent for 1,300.  Some better and some worse.

STR does well also. ONe of my friends manages 80 of them. Lots of tourism here.

Find an insured moving company that will box up everything and store it for a while.  Because when he finds out you took all of his "valuables", he will ask what you did with all of the gold bars and diamonds he had in the house.  Then, you have to convince a judge you didnt find anything.

The problem with most laws is the last sentence, which usually says, "or up to the discretion of the court".  Basically, the judge decides.

When looking at the Florida properties, be sure to get several insurance quotes.  The coverage cost has increased dramatically in the past few years.

Alabama has the second lowest property taxes in the nation behind Hawaii.

@Glen Wiley yep volume searching definetaly pays off.  I looked at roughly 500 houses in 2023, closed on roughly 50 for investors.  So, 9/10 did not work out.  Trying to figure out how to get my batting average up....lol.
