Property tax formula for Montgomery, Alabama.

Montgomery county tax estimate formula is: appraised value x 20% (without homestead) x .0365!

Good point.  I have definetaly lost a lot on a few deals.  Basically my stupidity, not the deal.  Be sure to have a plan B in place.

And, be careful who you get advice from.  Most folks will give you advice that benefits them, not you.  "Great deal here, lots of equity, I just don't have time to do it myself, so I am passing it on to you"....... I have heard that a few times.

Prattville gets some nice rent rate.  Lots of Maxwell AFB folks like to live there.

Get a sample lease management agreement.

Ask about maintenance upcharges, what amount does not need owner approval? ($400)

How often do they inspect?

Response time to your questions.....if they take 2 days to respond to you, they probably take 2 days to respond to a tenant.

Understood.  The article I got the info from was considering the entire metro area, not just the city.

The current metro area population of Montgomery in 2023 is 374,000, a 1.91% increase from 2022. The metro area population of Montgomery in 2022 was 367,000, a 1.94% increase
