100 per square, depending on how busy the roofing industry is at the time.  Also, depends on whether or not you have a dumpster for them, or if they haul it off.  Also, depends on how many layers of old shingles have to be torn off.  Material will be about the same as the labor cost, unless you have a really steep pitch.  Architectural shingles will cost more than 3-tab.  A 1,500 sf house will usually have around 22 squares with ridge and starters.

City involvement can definitely make a deal go from profitable to won’t-work.  I estimate an average of $6,000 in extra costs to rent-ready a 3/2 when inspectors get involved.  Tamper  resistant outlets, GFI breakers, new furnace roof vent codes, water heater expansion tanks, water hammer arrestors, HVAC duct blast test, gas line pressure tests.  It’s really ridiculous.

Also, I clean all AC coils every spring. That will get you another 5-10 years on the system. I do my own in about 2 hours with $10 of coil cleaner, but you can find an AC guy to do it for around $100.

Good quality AC filters changed monthly will cost you almost $100/year.
