Don't put a lot of faith in the Zestimate. They can be waaaay off. You can search court house records to see what mortgage he had and determine approximately how much he still owes.

First question, ask for contact info for current and past clients. Those customers will tell you what you need to know. If they don't have any satisfied customers that are willing to talk to you, move on. Always ask for a draw schedule. If the total is 10,000, pay 2,000 when demo complete, 4,000 when first phase complete, etc. Have your PM or RE person send pictures and video of the completed phases.
