If you are in an area that is plagued with termites like we are here in Alabama, find a termite company that will do a free inspection before you make an offer.  I have a great guy I use.  He is with Terminix.  He looks at every property for free.  Of course, he does this hoping to find some Termites and get some work out of the deal.

flip it.  Then 1031 that cash into a rental to keep.  Rinse, repeat.

I agree with @Roger S. I have a general tool belt(hammer, pliers, screwdriver, etc.) then;

2. Electrical bag.

3. Plumbing bag.

Then I have all of the other tools grouped together in plastic totes(flooring, carpentry, electrical, plumbing, closet shelving, painting).  Then I have everything shelved in a 16' enclosed trailer along with the big stuff(nail guns, miter saw, tile saw, table saw, ladders, brooms, etc.).

You will need to have a real estate license if you bring buyers and sellers together.  I think the loophole is in the double closing since you would basically be buying the property for yourself and then selling the property for yourself (simultaneously).  Talk to a local closing company and tell them what you are planning and they can tell you how it works.

Not sure about any RE groups in Enterprise.

Let me know if you find a good deal in the Montgomery area, I pay cash for a flip project and I will be needing one in 60 days or so to 1031 my current flip.

Someone asked me where to find a good plumber and I just thought this would be good info for everyone.  When looking for a plumber, electrician, etc., go to the local supply shop (not the big box places, but the places where the pros buy supplies).  Tell the guys at the counter what you are looking for and they will gladly give you a list of the best tradesmen for the project.  I have never been steered wrong by these guys.  They will not send a jackleg out to your property because they know you will come back and throw a fit.

@Cody Evans  the list from @Mindy Jensenis fairly comprehensive, but like @Brian Pulaski said, it is not necessary at this point.  But, for a really good list to go over before you sell the house, just Google "items that Home Inspectors look for".  You can find detailed lists with hundreds of items to check off.  It might save you a surprise and a potential deal breaker when the buyer hires a home inspector.

Interest only for maximum cash flow.  Just be thrifty with the cash.
