@Kevin Hoff you can start with local Realtors who have dual license in other states that focus on investment properties in those states.

@Sean Tippens you can’t disqualify a tenant for being a foreigner and you cannot ask if they are in the country legally or not. There could be legal action against you for doing so.

@Ruchi Patel please explain: you payed down points to the lender for a lower interest rate? 

and landed at 4.5% (started at what rate?)

the broker is charging you 1% commission for their services...correct?

@Nehemiah Smith I would reach out to a broker that can give you some guidance. There is always someone willing to teach or send you to the right direction. A second option is to join meetups.com and find a RE investment group as @Matt M. mentioned.

@TARAS KOKHMAN it's doable but the seller will need to subordinate to the HML.

Meaning that the HML will be in first position lien and seller second lien.

@Simon Ruiz one of the many uses of HML is to buy the property (quickly) and use this funding as a bridge loan while you seek conventional funding, it's also easier on the pocket as you only need to pay monthly interest.
