@Charles W. Best of luck to you. I bought a 1700 SFT condo in Lincoln Park in 2004. I have never had an issue renting it out. I lived there from 2004-2006 then relocated here to the Milwaukee area. I still have the condo and the cash flow today is much better than it was in 2006.  Either way, I don't think you are crazy. You are on the right track. If you are going to go the buy and hold route, duplex or multi family might be a better option for your next move as it will produce more cash flow once you move again in a few years to something else.

@Mark Kash Those are both great areas. Some other great areas here in Waukesha County to consider might be New Berlin and Muskego. Both of these areas are in high demand as well.

@Derek Luttrell Your income will be key. This is what lenders will use to calculate your debt ratio. Your assets will help however, you will need to keep in mind your debt ratio. Your W2 income will always need to be at least double your monthly expenses. As long as you have room for a second mortgage, I would say go for it. I'm not afraid of risk so if I had the income, I would probably pull the trigger.

Mortgage Banker or Mortgage Brokers will be able to help you. Stay away from banks and credit unions, too much red tape.
