If you invest in a condo, perhaps try to get a seat on the board. You meet monthly or quarterly and its a pretty good way to take care of your investment.

Right 25% is standard. Rarely will they do less. Some banks also have a commercial minimum. Chase won't look at anything less than a $500k deal. Lenders will look at if it cash flows. They will look at your experience. Your finances also come into play, especially if you have no experience. So with a resident mortgage, you either qualify for a mortgage or you don't. Fair housing comes into play. With commercial, you are an investor and are treated differently. A whole package comes into play here.

If you don't like what I say, you say (cmon)? A terrorist attack in a heavily Jewish population warrants a cmon? Ok. Whatever. Tell the people of Nice how a random terrorist attack is a cmon. Or Paris. Hell, New York. Building an Obama library will bring jobs. That alone. The building part. The architects, the concrete people, the iron workers, the new tile, new Windows, a parking lot, landscaping, etc. The new bus route to bring tourists, the workers there. How many jobs does the Field museum create? Do you think a library/museum runs itself? Poo poo all you want. More deals for me! :)
