Chicago is in a bubble, junk is expensive, bidding wars for bull crap is the norm  I recently "won" a bidding war and didn't even get into the property. Madness, I tell you.

Or, send it certified as proof just in case the letter never gets back to you. You never know with usps.

This is 100% quality of life issue. Jefferson park is well established, safer choice. You might get better tenants, maybe flight attendants or anyone associated with the airport. Little Village can be chaotic and I'm not sure you would find a lot of stable tenants.

Screening, and qualifying are two different things. To me, qualifying means their move in dates match apt availability, is it that one person or a roommate/spouse, etc., pets are in line with what you want, and those type of questions. Screening is the credit check, eviction history, references, etc. Of course I qualify as much as I can and if they want the place, I screen.

A lot of people don't pull permits. A lot of people speed. A lot of people rob. The problem is when you get caught there is a price to pay. Don't do the crime, if you can't pay the fine.

Most people work all day so doing work during the day is not even a problem. But do mention the work you are doing so you don't hear complaints after they move in. You don't want to find out that they work from home 3x a week after they move in.

Who takes a wash machine to get it repaired? The appliance repair comes to you. This is nonsense.

What kind of work were you doing that you felt a permit wasn't prudent/necessary? Personally, I would never buy a property with a stop work order attached to it because I know that place is full of nonsense.
