I would not walk away from from a real estate transaction, even if a neighbor threatened violence. I'd call 911 and let the police deal with her.

Look constantly for a place to buy so you are very familiar with a good price. And keep in mind you will need 25% down so $20k may not work. Unless you get something super cheap in a bad neighborhood. But then, banks don't always like to lend in bad neighborhoods. Consider a 2 unit place.

the lease ends, the lease ends. Also, in my area, if they buy a day, they buy the month.

I would keep some of the older machines as cash and bring cards in on the new machines. Even class c renters have cards these days. Most people have direct deposit and a debit is necessary. But for those that are "old school", you are covered.

Whenever I "give" anything, (which means a previous tenant left it), be it microwave, shovels, etc, I write it clearly in the lease that I'm not responsible if it breaks.
