I buy marble on close outs and when it's time to redo my bathroom floors, I use marble. Ads saying "marble floors" is nice. I've also toyed with the idea of monthly maid service in the rent. I figure less clean up when they leave.

Thanks, Dan, I wasn't aware of "b". I get "a", no depreciating capital gains but I reject b. That doesn't seem fair.

In my city, if they stay an extra day, they buy the month. That is the law.

If I were a tenant and already paid a move in fee, I would not be inclined to give a security deposit. You may lose the tenant, but maybe that is a good thing?

You can get one checking account but just make sure you keep accurate records. And nothing goes in there but security deposits or you can be sued for co-mingling.

I would tell her that you are flying out to manage it. And meet people at the apartment, get their bids, get them started. Simultaneously, start interviewing new property managers.

Chase. Super easy and the tenant never sees your account number. It's all done electronically through email. I get emails from my bank saying "Joe Jones has sent you $1000, do you want to accept it". Then I click the yes button and the money dumps into my account.

It's rather awful. Anytime they saw me, they would tell me little issues with the apartment. Some knocked on my door at midnight when they were locked out. Others would come home drunk and loud. Some would want to be "friends" instead of "friendly". The only way I would ever do it again was to not tell them I owned the place.

I just have my tenants pay through my bank, it's a quick pay account and it deposits right into my account. it's free.
