I actually have rent boxes at all my properties with a little lock on them. Not everyone uses them, but it's there if they want it. I live close to all my properties and this gives me a chance to walk through the properties once a month and make note on any irregularities. Everyone knows I come by on the sixth to pick up rent. So if they forgot to mail, or the bank made an error, they can always pop a check in the box.

Right Sue, tax deductible isn't profit. But many people don't actually know that hoa in a rental is tax deductible. I was reminding only, not selling the idea.

don't forget, on a rental, hoa's are tax deductible.

Yes of course I see what's wrong with it, or else I wouldn't have posted. As I said, I just don't want to deal with these little mosquito problems.

Thanks all. You are all very correct, I'm being lax. Yes, I can lock them out, then I get a brick through my window. And I really don't want to go through all this for $50 but it looks like I'll have to.

People, read the original problem. The op is having problems with nuisance complaints. Nobody is suggesting ignoring real problems. Sprinkler head is loose or ice cubes aren't made quickly enough. I think ignoring these things are the right thing. Gives the tenant and opportunity to live a real life instead of spending all kinds of energy on me.
