I think the price is a little high, but not out of the ballpark. Nobody is going to do all that work for very little and the machine itself is a set cost. Go to a havc store and ask how much machine you need for your home and how much it is. Then you know the guys labor cost. Regarding window ac, some people prefer it. They can keep just one room air conditioned and it keeps costs down. Some like fresh air. I have a window ac in one of my smaller units and it doesn't have a problem renting.

I'm old school too. I actually have a piece of paper, marked June 2016 with addresses and unit numbers and write "paid" when the rent comes in. I totally KISS. I keep one bank account for security, as required by law. Another bank account for everything else. I have looked into software but don't want the learning curve. And the time to input. The accordion file by unit, works.

So you are going to separately meter the apartments or just divide the monthly bill by 6?

I don't just go in and do random inspections. However, if they call for a repair, I tale a look around under the guise "as long as the handyman is here, we are going to look at the other faucet, etc". I'm pretty busy, I don't have time to do random inspections.

Check the law on that $ per day late fee. It's illegal in many areas.

I do new lease/ return deposits. I make one check for deposit return to all the tenants. Then collect new. The rent usually changes anyway, thus the security would too.

If what you want isn't for sale, open your perimeters. Why not 2 200 units, etc.

Agree with Daniel. Go to college, major in real estate management, finance, economics. 

Financing doesn't work if you have no money. Go to your local bank, talk to the loan officer and ask him his ideas.
