I had a tenant that abandon and I got rid of everything asap. They don't come back. If they did, I'd throw $100 at them and send them on their way. Beats fooling around with eviction court and the money in lost rent, etc. I'm not advocating this if you aren't comfortable. But the guy isn't coming back. Move on.

My bank quit their coin machine, they said it broke too much. I actually use my quarters to pay for items at the self checkout at Home Depot, CVS, Target, etc. I just dump in a bunch of quarters in the slot, it works fine. I also gave a gift to a kids birthday party that was a jar filled with quarters and candy.

Even if they start a flood and your property is damaged, would their renters insurance cover your property?

This will be temporary. I've talked to several European friends and nobody is concerned. Since England has their own money anyway, it's not as big a deal as the media is making it out.

On seeing a popcorn ceiling, I would immediately go outside and be sick. It is sixties scary. Recessed lighting is 70's scary. DW and CA for sure. Unless you pay electric.

Agree with sue. I raise the rent every year on everybody no matter what.  My best tenants get $25 increase. Especially when there is two, it's $12.50 each. I only do mtm or year leases. And mtm in summer only. At the end of summer, they have to sign a lease or move. If they buy a house, or whatever, they have to find subleasers.

Agree with Jim Gomes. For all you know, he is on their radar. Tell the police what happened. Let them decide if it's not important.

Ok, well, good luck in eviction court for that. It will become he said/she said. Don't blame your PM for placing tenant, you should review all leases and applications before approving.
