Possibly it will change over time, but it will take significant development to get us there. We'll see. I'd rather just sell and transition to somewhere else, when the time is right.

Hey Fong, welcome to the crew brother and congrats on making the decision to jump in. I'm a local real estate broker / investor (7 doors) / property manager (100+ Airbnbs) here in Sacramento. 

My issue with "Subject-To" is that it's quickly become a buzz term, but the fact is that sellers of decent properties have no incentive to offer this as an option. Properties are still selling fast and above asking price. If a seller is even willing to offer this, it begs the question, why can't they just sell the property on the conventional MLS?

With that being said, it's always worth a conversation. You can write a deal any number of ways- for example, give him $640k instead of 620, but in return he carries that 70k at a lower interest rate to blend your hard money or other financing to a lower overall rate. 

FYI- hard money is to be avoided as much as possible. Very high fees and interest, and if you miscalculate early on and fail to pay it off, you'll expose yourself to risk at expiration.

Hey Ron, I'm a real estate broker and property manager here in Sacramento. I'm not a lawyer and I recommend you consult an attorney on this. 

From my experience, kicking out m2m tenants typically depends if they've lived there for more than a year or less than a year. However, emergency repairs that could affect habitability will supersede this. And yes, you should probably obtain permits before you serve the notice.

At this pace, I think I'll be done within a week. If I weren't seeing it with my own eyes, I wouldn't believe this.

If you're not using AI to grow your business, you will fall behind. 


Noah, would you mind giving me a specific example of the difference between the two options?  

I've been using it to help with SEO and Google Analytics buy developing custom pages and the like.  I've had some issues with it, such as, misinformation about properties, cutting a list short (for example, I ask for top 20 places to dine and it only responds with 10), and outright lying (and then admitting to it).  LOL.  I also was informed that the more you give it feedback, the more "benefits" you get from the source because they see you as a "giver".  :)


 The two options, meaning ChatGPT v3.5 vs v4?

v4 is simply more advanced and more creative and thoughtful in its responses. It has the ability to research the internet in real time and use more current and relevant information. 

Your specific issue is a bit outside of my scope but I would encourage you to keep playing with it, and make sure you provide ample input and context in order to receive stronger output.

Thank you very much for Kyle's name and contact information. I'll contact him today. Also, thanks for the STR tip. I had been thinking about that for the future but was more focused on getting a house-hack going. I also need to do more research on the best neighborhoods for STR in Sac. 

I'm living in a house hack right now and helping a young client do the same (we're in escrow in North Sac for a beautiful duplex, 3x2 both sides, negotiated an APR buy down). Lots to discuss!

Hi Ziyad,

I'm a broker and property manager here in Sacramento - Over 100 listings on Airbnb!

Sacramento metro offers a really nice balance between cashflow opportunity and consistent appreciation (due to the fact that it is a State Capitol, two major universities, and one of the fastest growing cities in the country every year for a decade+)

I personally only invest my capital here in Sacramento, although I do business in a number of cities. Sac is my perfect playground. Still cheap enough to pencil out. 

Nobody seems to be talking about WEST SACRAMENTO but my clients and I are focused heavily in this small area because of its close proximity to downtown but also low regulation since it's a small separate municipal government - it's not even in Sacramento county, it's Yolo county. 

West Sac is being developed fast. I'd encourage anyone to buy in West Sac and hang on forever.
