I'm a broker and property manager here in Sacramento - Over 100 listings on Airbnb!

Sacramento metro offers a really nice balance between cashflow opportunity and consistent appreciation (due to the fact that it is a State Capitol, two major universities, and one of the fastest growing cities in the country every year for a decade+)

I personally only invest my capital here in Sacramento, although I do business in a number of cities. Sac is my perfect playground. Still cheap enough to pencil out. 

Nobody seems to be talking about WEST SACRAMENTO but my clients and I are focused heavily in this small area because of its close proximity to downtown but also low regulation since it's a small separate municipal government - it's not even in Sacramento county, it's Yolo county. 

West Sac is being developed fast. I'd encourage anyone to buy in West Sac and hang on forever.

I am a broker, investor, and property manager here in Sacramento CA (100+ listings on Airbnb) and I've been doing a lot of business lately helping people from the Bay Area invest in Sacramento. 

I'm at the point where my business is growing and I need to recruit agents so that I can better serve my clients. As such, I've begun updating and organizing my policies into a comprehensive policy and procedure manual -- as an independent broker this was never necessary, but now that the brokerage is turning into a full on business, I have to get my processes out of my head and into the central resource drive. 

SO! I decided to upgrade my OpenAI plan to access ChatGPT 4, and wow is this technology useful. I've been using ChatGPT to do simple things like drafting emails and social media posts, but this is a whole different level of productivity. 

Basically what I've done is provided a large trove of context to the bot so that it understands my business model. I then gave it detailed instructions on my formatting preferences (I structure my policies in a certain way for all my businesses so that they are easy for my employees to understand and stay organized). 

Now, all I have to do is provide a prompt that details what the policy section is about, and a few notes about important topics to cover, and ChatGPT is spitting out flawless PPM content. The first PPM I wrote for my airbnb business took me a year to write and perfect by myself. 

At this pace, I think I'll be done within a week. If I weren't seeing it with my own eyes, I wouldn't believe this.

If you're not using AI to grow your business, you will fall behind.

If you have a great deal, the buyers will flock. 

However, it doesn't hurt to build your database in advance and then start birddogging. 

Which came first, the chicken or the egg?

Thanks for sharing! I hope to see more downward pressure on the market. Just a correction is all I ask for, rather than a big horrible crash later on (which will inevitably happen if we don't check ourselves collectively as an industry).

Hey Deepak,

I am a local real estate broker (Sacramento) and I manage over 100 STR / MTR properties between here and Scottsdale.

MTR is very popular in Sacramento, and it's a much needed product. There are many traveling vocations, not just nurses but also other medical technicians, insurance adjusters, professors and university staff... the list goes on.

I've managed some homes in Roseville that did very well. Never in Rocklin specifically but it is a very nice area and I have no doubt you'll be successful if you know where to secure these bookings. Airbnb and VRBO are good places to start. Also advertising on FurnishedFinder, Craigslist, and Facebook will help to supplement. Finally, we've developed relationships with large national aggregators who help with corporate relocation. I'd encourage you to do the same.

Hey Jawei,

I'm a real estate broker and investor here in Sacramento. I manage over 100 STR and MTR properties (STR is not allowed currently for ADU's, but MTR is, and great way to maximize the income, unless you're using it for family or office purposes.)

I recently constructed an ADU in the backyard of a property within the city from a detached garage. Relatively simple, not terribly expensive. Expect to pay $120-170 per square foot since it's an existing structure. Much less complicated / expensive than building from the ground up.

Yes, you're correct about the unincorporated County area, so the County is the authority, not the City. 

I know a couple of great ADU specialists in the area if you need any recommendations. Best to work with an expert if you want to do everything legit. You'll pay a little more up front, and avoid headaches down the line.

I'm a broker, investor, and property manager up here in Sacramento. Another local investor and I are going to start hosting monthly meetups here, and you'll be more than welcome to join. By the way, Sacramento is a far better location for investment right now than the Bay Area, in my opinion, so it might be worth the drive. 

First Wednesday of every month, starting in October, at Lucid Winery (1015 R St, Sacramento).

I'm a broker and investor up here in Sacramento. I manage over 100 properties, mostly STR / Airbnb. Most of our clients are from the Bay Area, trying to invest close to home without getting destroyed on pricing, tenancy laws, and crime.

Not that Sacramento is a walk in the park either, but it's one of the fastest growing metros in the country for the last decade, and it's still cheap enough to cashflow in certain areas.
