I'm a broker and investor up here in Sacramento. I manage over 100 properties, mostly STR / Airbnb. Most of our clients are from the Bay Area, trying to invest close to home without getting destroyed on pricing, tenancy laws, and crime.

Not that Sacramento is a walk in the park either, but it's one of the fastest growing metros in the country for the last decade, and it's still cheap enough to cashflow in certain areas.

Tragic to see such a beautiful city reduced to nothing in a short period of time. 

Bad state leadership + abysmal municipal leadership.

However, I am of the belief that we will see a much needed residential housing boom as savvy developers begin more "adaptive reuse" projects -- turning these vacant commercial wastelands into pleasant loft style housing.

The only ways to force them out would be very un-kosher, in my opinion. 

Raise rent annually in accordance with CA rent control (5% + Regional Inflation) and hope they move of their own accord. 

I am a broker / investor and I manage over 100 STR properties, don't have to worry about this type of thing because my guests are not tenants.

I bought a duplex for a low price here in Sacramento, from another agent at my brokerage. 

It cashflows nicely but I may have been too excited and overlooked the fact that it's in a terrible neighborhood - taken over by drug addicts / vagrants. 

In the future I will only be buying A and B class neighborhoods. I just don't care for the feel of this area and I'm sure my appreciation longterm will not keep up with market average.

Love the way you think, Spencer. When I graduated high school I was working at Valero gas station. Fast forward five years, I have my brokers license, own 6 doors, and manage over 100 Airbnb rentals. Anything is possible with grit and determination. 

Young / new investors should absolutely stick together and it's beautiful that you're looking to create synergy. Please include me as a friend and a resource.

Hey Gordon, I'm a local real estate broker and investor here in Sac. I manage over 100 Airbnb listings. I personally only buy in NorCal, this market is so much more stable in my opinion than others, for example Phoenix AZ where we manage a bunch of properties. 

Sacramento has that sweet spot of high appreciation but also low enough prices that cashflow is still possible. 

And yes, there is much value in being able to see, touch, smell the property you're buying and renovating. Also being able to shake hands and look your contractors in the eye, spot check them, and watch the process unfold. "Blue tape" inspection when they claim it's done, but they actually forgot a bunch of little details. 

Investing out of state is totally possible but it's no small feat, and picking a location can feel quite overwhelming.

Hi Taylor, I am a broker here in Sacramento and I actually manage over 100 STR properties (Airbnb, VRBO, etc). I own 6 doors here in Sacramento all cash flowing nicely (bought just over a year ago).

Sacramento is a great market because it's still cheap enough to cashflow, but it's also growing rapidly so the appreciation factor is there. You're definitely on the right track and props to you for jumping in.

I don't drink, I stopped smoking, and I go to the gym every day. 

I find myself sharper, more confident, and of course better looking. 

You cannot have a strong mind without a strong body. Take that to the bank.
