Hey Jeffrey, 

I'm a broker and PM up in Sacramento. We use Buildium for LTR tenants to collect rent online and even take a small fee for doing so. 

We also specialize in STR where we use Hospitable combined with Stripe to collect payment for guests outside of Airbnb and VRBO.

I am a broker / investor (6 doors) / and property manager (100+ Airbnb listings) based in Sacramento, CA.

I'm a broker up here in Sacramento, I'm only 24 and I own 6 doors! 

I've been fortunate of course but most young people I work with are using FHA or low-down conventional loans. You can get something going comfortably here with like $25k... Anyone can do it, work at a pizza place for a year even.

I'm a broker and investor up here in Sacramento, I manage over 100 STR properties and a ton of people lately are coming from the Bay Area taking advantage of their accrued equity.

If you have enough to spare without over-leveraging yourself, and if you can get a good rate from the bank, I think it's a brilliant strategy...

Hey Ajay, I'm a broker and investor up here in Sacramento - we manage over 100 STR properties and I'm really into adaptive reuse investment right now...

What you're describing falls under SEC (Securities and Exchange Commission) exemption codes 506(b) and 506(c), referring to private syndications and/or public syndications. 

You basically just have to "know" the investors before presenting them with the investment, and you have to ensure that everyone involved is either a Qualified or Accredited investor. 

How much development experience do you have?

What's up Spencer. I'm a local broker / investor / property manager specializing in STR.

I'm super interested in adaptive reuse and putting out offers on some commercial properties here in Sacramento. Do you have any experience with this kind of thing? Com -> res conversion? 

Hey Hardik, I'm a broker and property manager up in Sacramento. 

First of all, make sure you or your broker receive "Estoppel Certificates" signed by the current tenants, which confirm that all lease information is current. 

Secondly, the purchase offer should stipulate how the handoff is to occur, but generally security deposits and prorated rents are transferred concurrent with Close of Escrow by the current property manager. 

I've helped clients with this and I went through the same thing when I bought a triplex last year. Hope that answers your question.

For properties I'm not living in (most of them) we have a service who comes around and takes can-to-curb. They're not terribly expensive.

Hey Joseph, getting your real estate license is a good way to learn about real estate, and save a lot of money when you acquire your own personal properties.

I'm a full time broker and investor here in Sacramento. It's a very strong market and we manage over 100 STR properties (Airbnb) which has been very stable here in Sac, as compared to vacation markets around the country.
