AO smith from Lowes is just fine. All normal water heaters are just about equal. It's a steel tank with a set of elements and thermostats. You can get one from lowes for $330.00 or less usually.

Skip it. Just do the good old fashioned $350 electric water heater...will be good for 10-15 years at least, with zero maintenance.

Its interesting to see your evolution. From 5 years ago reading your posts about yourself and your wife teaming up in real estate, forming all your partnerships, doing deals etc...now from reading this most recent post and your new profile describing your ex wife and how she stole your money and other partners screwing you over, selling all your properties...etc..it seems you have hit the "total reset" button and are giving it another go?

The best dishwasher for me is the left and right hands. I don't even provide dishwashers in my rentals and if I purchase a home and it has one, I purposefully delete it. They are maintenance nightmares. The majority of my properties are C class and I recognize that my philosophy would not work for A or B class homes.
