@Melanie Palos You have 6 month to complete the rehab. The closing will be done as usual but rehab work has 6 month to complete the renovation.

@Derek Ferguson I don't see enough equity to cash out and pay closing cost again if you have right interest rate already on this property. You may try HELOC to take out equity from this home.

@Noah Milstein  Both partners can applied for loan as one application. The loan will be on personal name not on corporation under conventional loan. Both partners will be on loan and deed. You can start applying in your local bank, they will guide you throughout the process.

@Jessica Thomas 620 FICO is minimum requirement for conventional loan. You may see lower interest rate in FHA in your loan scenario compare to conventional loan but make wise decision by getting presentation from your lender.

@Adam D Rinehart  If its investment property you will follow guidelines of cash out  but will be consider as limited cash out. Make a comparison to make sure if its make sense to refinance student loan in investment property.

@DJ Dawson Both are good options. The only difference will be does she has income source so she can pay HELOC installment on monthly basis. If not definitely reverse will be good option.

@Jonathan Valdes May be your loan is not passing self sufficiency test because of flood insurance and higher property taxes. Ask your lender if they can offer you Home possible.

@Sam Stout He can get loan up to 10 finance properties. If he is on title already he can refinance on his name.
