"Contract of sale with right of possession, subject to the existing mortgage with a delayed settlement".

Is this just a 'line/clause' you include in the purchase and sales contract? It seems that it would definitely prevent the exercising of the due on sale clause. But how does it give buyer interest in the property? Strong enough interest that seller would not be able to recoup property after buyer has made significant upgrades and/or has property positively cash flowing.

@Ivan Lopez & @Account Closed I am no expert either. I am in year two of my direct mail endeavor. Last year I used postcards, zip letters, and an end of year typed letter. EOY letter pretty much said "Mr. Seller I have been trying to reach you all year regarding your property. Please contact" Little more details than that though. Of course I included multiple calls to action and identified how I could benefit the seller. But all in all I found that the most MOTIVATED individuals responded to postcards. Those that responded to the personal letter and zip letters were just 'fishing' around for an offer. I have read here on BP from the experts that mixing it up does work. It didn't really work for me. My sample size is much smaller than those guys. My best advice to you is determine what your plan is and be committed to that plan for at least 6 months - 1 year. The fact that you are mailing monthly is a plus too. Last year I ran three different campaigns and mailed each quarterly. This year I am mailing monthly to just one list.

@Andrew Nugent Welcome to BP and the REI world!! I recommend that you take some time to get to know your farm area by driving/walking it different times of the day and signing up for automatic alerts via Redfin, Zillow, or through an agent so you can be notified of house sales in your area.

@Angela DeBorja The Baltimore REIA meets at the Sheraton in Towson on the 3rd Thursday of the month. I've never been but I've heard great things about it. I have it penciled in for this Thursday so maybe I will see you there. I usually attend the BWI meetup which is held the 2nd Wednesday of the month. You can always PM me to chat and we can see how we can be of benefit to each other.
