You have indeed found a gold mine with BP but of course you have a much bigger resource in your parents. ;-) There are plenty of active members here from the greater Baltimore area. @Benjamin Blackburn I haven't incorporated cold calling new leads just yet. I'm currently calling all past clients and prospects to catch up but also looking for referrals. Responding to my monthly mailings too. To do list includes incorporating cold calling into my prospecting. Competition is low in this arena. Ssshhhh :-)

@Jeff Fairchild Thanks for checking in! I inherited some nonpaying tenants from that rental. They will be out Feb 16 and my goal is to have it rent ready in 30 days or less. It needs paint, carpet, bathroom, and kitchen. Most, if not all of the work, I will be doing myself.
As for the mailings, I am only sending out 800-900 postcards per month. I created a master list that includes owners with citations and 100%equity owners from the three campaigns that I began last year. I'm using all of the prospects from the Baltimore City citation list. I performed my own research for owners with citations AND high equity in Baltimore County. Finally I used the high equity list I got from listsource last year and cherry picked specific zip codes that I was interested in. Every one that called me last year also made the master list.
My plan for this year is to stick with this one list and hit them every month. Last year I was mailing every quarter. I am also only using postcards. I can't remember who said it but a BP blogger made a good point that if someone calls a postcard they are somewhat desperate/motivated. I found this to be true. When I sent zip letters or personal letters I got more calls but the callers were not as motivated, most not motivated at all, they just wanted me to make an offer. Additionally, my marketing budget is smaller this year as I transition to focus more on building my rental portfolio. The final reason for the change is the feedback I got from sellers. I always ask every caller "Mr. Seller are you receiving multiple mailers/postcards/yellow letters? What made you choose me?" And the answer is always one of two things. 1. I just called all of them 2. Yours was the one in front of me at the time I decided to sell.

@Matt PowellI am not sure what a contingency cash contract is. Breaking it down word by word I assumes it means a contract to purchase using all cash contingent upon court's approval. The seller didn't provide asking price. She just wants me to make an offer.

Greetings BP Fam,
Motivated seller wants a contingency cash contract for bankruptcy court. Seller owes mortgage that is at least $100,000 higher than what I would offer. Is seller just using me to provide contract for court or is this a potential deal? Anyone familiar with bankruptcy court operations? I'm assuming court would have to approve cash sale. I don't think they would approve a cash sale of $100,000 lower than mortgage without exploring other options (short sale, auction). Where does mortgage company come into play here? Baltimore, Maryland, taxes, bankruptcy
