@Heath C Davis and @Michael Ketchen You guys are absolutely right about Southern Maine being an attractive market right now. Unfortunately, a lot of out of state money is flowing in and grabbing deals from us local investors. I really enjoy hearing the success stories in this area because its a great market and its glad to hear other people enjoying success.
Best of luck to you both on your journey.

@Katherine Robbins The best real estate attorney I know in the area is Drew Anderson at Murray, Plumb, and Murray. You can find him online at: https://www.mpmlaw.com/attorney/drew-a-anderson/

@Ian Dixon Welcome to BP! You have come to the right place to get started. There are great resources on the site and access to some great people that are willing to help.
I would highly recommend attending meet ups whenever possible to meet people that are actually doing things in this market. The podcasts are great and books give you a lot of great concepts, but talking to people that are actually in it will be far more helpful in my opinion.
I am realtor, developer, and investor in Southern Maine (Saco/Biddeford/Scarborough primarily) and am always happy to discuss real estate or help in any way that I can. If there is anything I can do to help, don't hesitate to reach out.
Best of luck on your journey!

@Cameron Avery Welcome to BP! I have always enjoyed the South Berwick area. I have family in Dover, NH and love to drive through downtown South Berwick from where I am in Southern Maine. I especially love the Links at Outlook, one of my favorite courses in the area.
If I can ever help you, please don't hesitate to contact me. There are some great meet ups if you want to meet other investors and I am always happy to grab a coffee and talk real estate. I am a Realtor, developer, and have construction and property management companies under my management that could be resources for you if ever needed.
Best of luck on your journey!

@Eric Pierpont Welcome to BP and congrats on getting started with your first deal! You are in an area with opportunity that should remain desirable for a while to come, so you are off to great start. Good luck on your journey. If I can ever help in any way then don't hesitate to reach out.
I highly recommend finding a meet up and joining us for some good conversation and networking. There is a Central and Southern meetup, so you can pick which one you would prefer.

@Jessie Creighton From everything I have seen about them, they appear to be an out of state wholesaler. They are a "We Buy Houses" type company and then it looks like they are working to develop a network of potential end users that they could offload properties to. I get nervous about any guarantees in this space because they could offer a terrible deal or something that doesn't fit what you need, and claim to have fulfilled their obligation while never really offering in good faith. I would be careful of outfits like this, especially those from out of state, that do not know our markets as well.

@Jesse Os I would agree with the majority and say that its not worth it. When you look at the laser templating that they do now to ensure the shape of every nook and cranny of the wall it abuts is cut into the counter and the way they deliver and install without any risk of damage or installation issues to you, it would take a huge savings to make me consider going DYI on such a major selling point of a home. Getting the template right, the edges right, the corners right, the structure underneath right, etc. allows for too many potential issues for me to want to do it.
There are certain things I will do myself and I consider myself to be moderately or better skilled, but things like that aren't worth it to me.
