@Andrew Ware Usually your local agents or title companies can give you an idea of who the major investors are in a given market. I have also found that some of the better GCs usually know or work for the major players, so they can sometimes give you some contacts. @Mike Price There are some good lenders in this area that work in that range. Gorham Savings Bank and Bangor Savings Bank offer loans in that range, as well as NBT Bank which is relatively new to this area but well established in surrounding markets. I have contacts at all three if you would like to reach out to them.

@Ryan Fong The greater Portland area offers lots of opportunities. Portland itself is very expensive, but you can move into some suburb areas and have quite a few options. Westbrook is growing, the Saco/Biddeford area is growing, and South Portland would put you between Portland and Cape Elizabeth. My management company manages 2,500 condo units and over 1,000 rental units. We utilize Appfolio and it works great for the management of those units. However, we also run a maintenance and remodel division and are finding that Appfolio does not give much in terms of tools to manage work orders, progress, billing, and accounting. We have been running two systems and will probably have to continue doing that until Appfolio can address our needs.
Given that, what are other maintenance, remodel, or construction companies using for a system to handle the aspects previously mentioned? Is there a solution out there that works well in a construction application that isn't a gigantic ERP like Sage? Would love any feedback the community has on solutions they have found.

Hello BP community! I found the BP podcast a few months ago and was hooked. I am very excited to be joining this community.
I have been working with a group of investors for the last 6 years on development and buy and hold. We have developed SFHs and apartments, as well as purchased commercial buildings for buy and hold. I have always liked real estate and these projects really changed my opinion that I need to be in real estate full time and leave my corporate job.
I am in the process of making that leap into real estate and started by getting my real estate license. I have affiliated with the Mateja Group of Keller Williams Realty in Maine. I plan to use my license to serve clients, while also using it to find deals for myself.
