Curious on whats risk profile about managing a property from that far ? People are skeptical of going out of state or even out of town and here we are talking about thousands of miles away

10% looks higher to me. I think it's more of a 5% from what I have heard in Ottawa.

Canadian market is usually very very stable specially Ottawa and surrounding.  It wont be impacted much.

I think Toronto/Vancouver will take a hit because investors will like to exit if it is not appreciating anymore and that might create more pressure on sell side.

I think the difference is purely ROI. Investors ideally want long term returns instead of risky lending.

I sort of did one deal in Ottawa. Wasn't a good return but certainly there are opportunities.

There are deals in Ottawa which cash flow. It's easy to find 2-3% cash flow, but 5% is not uncommon and with work, you are even able to achieve 10% Cash flow.
