In terms of numbers, they look great. but few things to reassess 

- Market value of the house as it is ?

- Estimated repair costs in next 5 years as you mentioned. You are keeping a buffer of 300$/month which is decent if there is no major repair, but just be conservative while calculating these expenses.

I am curious if I have a cash flow performing property in Detroit with 15 + units under a newly setup LLC , is it possible to get it financed for around 5% rate with 70% cashout ? Ifn't what is more realistic ?

Being a Muslim Immigrant in US, I feel a bit less secure because it was a win of ideology. No love for Hillary, but I wanted Bernie to win. With real estate, it is very early to predict if Trump will actually execute on what he said, but investors like stability and that continuation of government policies. If he actually depot the 11 Million illegal immigrants, that will certainly reduce the demand for housing driving  rental values down. Whatever Trump said looks more like political symbols. Overall Real estate will still be #1 investment  vehicle.

That wont happen. Its difficult to move and Canadian immigration is pretty difficult to get

I used Inchfile. It's 50$ on top of 50$ state fees. So far experience is good but I haven't yet received my papers yet.. They provide free agent for first year but following link is also free for first year

No, but interesting in learning about the opportunity. Whcih part of Asia are you in. I am looking to travel to India, Philipines, Asia and Pakistan in next 2 months as well

 Have you setup a corporation in US ? If not, you have to do that first.

It's too early to say because these are recently acquired but I am looking at around 20-25% COC. I am always interested in bay Area because I lived there for my startup and have decent network to raise funds in the area.
