Do you only need one LLC to cover all of your properties or do you have an LLC for each property? If I have an owner occupied property is it worth me using an LLC yet?

Hello,

Does anyone have any suggestions on the best real estate investor books out there? I've read rich dad poor dad already. I am interested in buy and hold, flipping, and wholesaling.

I have been wondering this for a long time. When is a good time to start marketing for properties? Do you have to have money in the bank to start? What do you do for finding deals? What type of strategies would someone suggest a newbie to do?

with a conventional loan you can owner occupy it with 5 percent down. Fha is 3.5 percent

Would it help me to refinance it and get it appraised after a year to switch to a conventional loan? Do you have to have 25 percent equity to get rid of pmi or even to switch a loan from fha to conventional or what are the conditions?  What would be the best move? I'd like to keep this as the cornerstone of my investments as a safety net property.

Hey Jon,

I would love to hear what your investment strategy is and to hear your story of how you got to be where you are today. I have a strategy but it's really what deals present themselves to me. If I come across a good deal, this may change my strategy.

You have to occupy the property 12 months before you can completely rent the property or sell it. If you have to re locate via job or something, they will allow you to rent it out sooner. If you do have to move you can get two fha loans. Normally you are only allowed one fha loan at a time and after a year you will need to refinance and switch the loan to a conventional loan to take away the pmi. If you had the finances a conventional loan is way better, no pmi.
