I am looking to purchase some multifamily in Beloit WI. I have not seen many property management companies out there and the ones I have seen have really high fees. Does anyone have any recommendations for a company there. Also, if anyone is looking to sell 4+ units In Sheboygan, WI please let me know!

Hello,

I am looking for a bank that will do a cash out refinance at 80 LTV, amortized over 30 years with a 4-5% rate. This would be a 5-7 year ARM loan.


Please let me know if anyone knows of any Wisconsin banks that can do this or loan in Wisconsin.

Hello BP,

Does anyone know of a roofer near Wauwatosa Wi to do a 30 square roof? How much should this cost? It has three layers of shingles on it.

Hello Everyone, 

I am looking for some general information on 1031 Exchanges. I have read the guidelines on the IRS website, but wanted to confirm some information. Lets say for example I own a property worth 250K, but have a remaining loan balance of 50K. I sell the property netting me 200K. I would like to take the profits and 1031 Exchange them to use as a down payment into a larger deal worth 1,000,000.  Is it possible to do this? I have read that you can only buy a property worth 200% of your original property. Assuming this is correct, I could only buy a property worth 500K. I can however buy multiple properties as long as they do not exceed 500K?

I would be looking in the range with rehab all in at under 200K-250K
