Glad to see somebody else hear from the Carolinas. I got interested in single-family rentals at an early age with my dad buying and renting out properties. I wish I had thought about a multifamily in my first purchase but didn't think it out at first. About my first one and 2001 which is a single wide mobile home. After three years I moved out purchase the home and that we live now. Since then I've acquired three more single-family homes but I am looking to get into some multifamily homes. I would also like to get into some flipping as well. I'm hoping within the next year to be able to stop working a full-time job and just manage my properties and possibly start managing other people's properties nearby.

I live in North Carolina and I am wanting to put a mobile home lot. I was wondering what would be a good size lot to start looking for. I don't want to make a mobile home park just looking to put a mobile home on some land. I guess the best way to put it would be what's the smallest size lot that I could use for a double wide mobile home?

You might be an REI if you kids ask if you are going to work on another house this weekend.

You might be an REI if you kids tell you that they seen a house for sell down the road and call it a SFH.

I have seen several different post saying that their property was a B class or was a C class. My question is what are these classes and how are they determined?

@Scott Turransky I was trying to see how I might be able use my retirement money to loan me money for investment property and my retirement money would gain money off of the interest.

@Jon Holdman I have read some where you can invest into your company like buying stocks in it maybe it was a S-corporation or C-corporation?

I have 4 property's that I rent out and I have 2 that I partner out with my dad. Most of them pretty much fell into our lap. I have never figured out how to figure out what my cash flow would be. I always thought if the payment was $200.00 and I rented it out for $500.00 my cash flow was $300.00. From what I have been reading this is wrong. Can anyone help and shed a light on it for me.
