Welcome to BP @Randy Lance . I have done nothing but read posts and books that were mentioned on hear since I have joined BP. I think my favoriate book so far is Rich dad poor dad. Its not so much about strategie but more on changing your mind set of how to think. If you listen to the Podcast on bigger pockets at the end of each show the guest tell there favorite real estate book and there favorite non real estate books. This help to give me a lot of different books to start on.

I have purchased 2 properties using the listing agent with the REO's. I think that it worked out better for me and I don't think I could have gotten a better deal.

All of my current rental properties that I have rented I have repaired myself and used lower end quality things. When i'll say lower end I mean using the cheaper laminate flooring, cheaper cabinets, cheaper countertops etc. I was wondering for some of you other landlords that maybe have higher end and lower end rental properties do the people who live in the higher end usually take care of the property better then people who live in the lower end homes? Or does it seem to be the same? I am purchasing another and I am thinking of trying to fix it nicer and asking for a little more rent and hope for it to be taken care of more.

I am planning on buying my first multi-family home in 2014.

I am going to flip my first home in 2014.

I am going to buy at least 2 cash flowing property's but I am shooting for 6.

I have been a buy and hold investor for about 12 years and would like to get in to doing some flipping. I bid on a property on auction.com and it is a 3/1 SFH that needs work and I have the winning bid at $8,000 dollars there $2,500 putting me in it at $10,500 if the bank excepts. I am wondering what are the things that you look for to see if would be a better flip or a buy a hold. If I flip I would mostly likely high end stuff then if I was going to rent it out. For example the floor would be a $1 sq. ft. or more for nicer floor. Any advice would be appreciated.
