BS degree from University of South Alabama in business management, specializing in personnel mgt. Didn't use it for a career. M.Ed in business education at Auburn. Didn't use it to teach. I guess all education is useful, but educating myself in real estate seems to be paying off most of all, even though I am only 2 years in.

I want to provide seller financing for a property that I own through my LLC to the current renter. I was told that since this property is held through my LLC that I have to be a mortgage loan originator in order to do this, and that this is part of the Dodd/Frank Act regulation. I am a small business, single member LLC, and I don't want to have to jump through hoops to do seller financing. I haven't been an investor long, and this will be my first attempt at seller financing. Does anyone have any ideas on how I can make this happen and still be in compliance? Should I just wait until (if) Dodd/Frank is repealed?

There are quite a number of them around. I belong to the Auburn University Federal Credit Union. We also have a Four Seasons Credit Union in Opelika. Since you are still with the military, you could try one of the credit unions that specialize in service members, just google them. My dad is 86 and just got a mortgage through the Navy Federal Credit Union. (I was really surprised, but hey, he is still going strong at that age!)

I work at Auburn University and was able to get a portfolio loan for my first property through our credit union. If you are a member of a credit union, I would try that first, and then try some of the smaller banks that would hold the loan in-house.

@Jimmie Dickey I can only speak on what I've noticed, and that is that most of the properties in this area (especially in my neighborhood behind the high school) seem to be rapidly increasing in value. I have been having a difficult time finding any new properties for my portfolio, but I know they are out there, just have to keep looking. You may be smart in selling your primary home and getting into a live-in fixer because I get the feeling that we may be in a housing bubble.
We had a decent turnout last Tuesday. Hope you can make the next meeting. We are going to meet every 4th Tuesday evening at 6:30pm.

I use Olympic White by Sherwin Williams. It takes on a very light blue tint somehow that is very attractive. After using it in my townhouse, I decided to put it in my own living room as well.

@Aaron Millis yes, we have a facebook page for the Auburn/Opelika Real Estate Group. I just got it started a month or two ago. Our REIA group is meeting next tuesday evening. I sent you a message about it. I got a couple of properties at foreclosure and are renting them out. I'm also interested in flipping a few if I can get really good deals. It seems to be a bit harder to find the really good deals lately, but I'm sure that some are still out there!
