@Denise Evans I just found out that the owner passed away.   Do I give written notice to the estate or to the cell phone tower lease holder?

I just purchased a tax certificate for a half acre of land that has a cell tower on it.  I am at a loss as to how I "possess" this property.  Basically the owner leases the land to the cell tower.  Would an ejectment apply in this case?  I would like to eventually have the lease to the cell tower. Any ideas?

I've done it a couple of times with no problems. The only problem I've had with my LLC is in trying to refinance these properties. The banks always want me to refinance them in my name, or take them out of the LLC before refinancing them.

I'm still trying to get our small town REIA going after nearly a year. I've tried it monthly, but found I only had 3 or 4 people to attend, so now I'm going to have these meetings quarterly. I have about 30 people who indicated over the past year that they would like to attend, but actually showing up is iffy at best. I will work on getting speakers and maybe some local vendors once we become established and have more people attend.

Not sure if this applies to you or not, but I had a situation in which I wanted to offer owner financing to one of my tenants. I had purchased the property at a foreclosure auction, and put it in the name of my LLC. Due to the Dodd Frank Act (maybe Frank Dodd Act...) I could not do this without being an official mortgage lender, or something to that effect. One of the things that President Trump ran on was repealing this act. I hope it gets done soon. My only other option would be to quit claim the property back into my name and I really don't want to do that.

Wow, it is getting to the point where I almost do not want to invest in Alabama Tax Liens.  Georgia is looking better and better.

Don't know about funding, but Auburn, AL has had one for years, and now it seems to have been abandoned.  I would love to see it back in use.  It had a wave pool, lazy river, water slides, a kiddie area, and a retail space for selling both food and water related items.  Would you think about relocating and getting this park back in operation?

@Jody Schnurrenberger they were vinyl tiles with adhesive backing.  I used waterproof grout around the sides and back of the cabinet.  I still have a few left over, and eventually will put them in my house under the sink.....  when my knees allow me to get down there!

@Greg Parker that is an excellent suggestion.  I did something similar with a rental property, and instead of just painting the plywood, I put in white vinyl tiles as well to try and protect the plywood.  It was a nasty job since the old plywood had rotted.  When I pulled out the rest of the rotted wood, I found a huge rat skeleton!
