@Account Closed   Returns are so low in CA because properties are so expensive in comparison to rent, and taxes are also a huge cost here. When you can buy a house for about $60k and get about $900 a month- your returns are higher than if you bought a house for $450k and rent it for $2000 a month, (That doesn't even include taxes). For example, taxes in Alabama are only $400 a year, vs about $5000-$8000 a year here in CA.  

Realty Trac comes out with stats each year on rental markets. They recently projected Orange County with a 4.7% gross yield, they estimated the average cost of home is around $450k, that puts the annual cash flow at $19,000. Now take a home in Alabama- for the same $450k you can buy about 7 houses on average. RealtyTrac says the average return in Birmingham, Alabama is 14.45%. Now take 7 properties x $11,757 on each property the annual cash return is $82,000. So, would you rather make $82,000 on 7 houses or $19,000 on 1 house? That is why so many investors are running to buy properties out of state. 

This strategy is for key turn homes for buy and hold rentals. There are a lot of analytics that go into property research and targeting the best areas with the highest demand. Right now California markets are are high and have almost completely recovered from the crash, the smartest investors know when to sell and when to buy. @Ali Boone Hi, Ali! I am with ROIPGM. Our acquisitions manager is flying in on May 4th and we are having a small social and will be there discuss what our company does, how our construction crews work, our property management and of course the properties available. It might be most beneficial if you are able to come down for it, then you can get all of your questions answered and actually meet the people who do it.

Why don't you 1031 exchange it? Move it to a higher appreciating or higher cash flowing property or more than 1 property, then you hold off uncle sam and get into something you are happier with. I work with a lot of clients that use 1031 to their advantage, and swap out properties every 7 years (to re-start their tax schedule again) If you have 100k profits right now, those are lazy dollars not working for you. The only money working for you is the income generating on rents, which is why buy and hold is so great. I'd definitely upgrade your investment and put that $100k to work on a better cash flowing property.
