@Justin Rodgers Hi, Justin. Congrats on your first purchase. We buy and rehab properties in Birmingham, and we also have construction crews and property management and leasing team out there. If you need any advice LMK, we buy about 30-50 houses a month in Alabama. We also pay generous commissions if you find properties for us, I think we should chat- I think we could help each other!

@Account Closed We have turn-key properties mostly in the southeast - Alabama, Georgia, St. Louis. Etc. we only purchase b-, A properties. Our cap rates are 9-15% and our cash-on-cash returns are up to 35% on some properties. It might surprise you how much revenue these properties are making. We have our own property management/leasing out there, and our own construction company as well. Because we handle it all ourselves we can keep costs down and have interest vested into making sure each property has good return value. We don't want short-term investors, we want long term investors that we can grow with. 

Send me your email, and I will send you some proforma's so you can see what they are all about. We have a lot of California investors selling now bc it's a high market right now and buying 10, 15, 25 properties out of state and quadrupling their portfolios. Also, keep in mind that property taxes are a huge cost in CA. In the cities we are buying in the property taxes are $400 a year! That instantly gives you $8-10,000 back in your pocket each year.  Remember that our properties are meant to be holds, and you make the profit off of rental income. When you own 20-25 houses, that is the same cost as 2 houses in CA, but the profits on 20-25 houses for rent is thousands more each month. Sorry, for making this so long. Agreed! That's in any city/ town in America. Even here in California there are problem areas- crime/ etched. You need  knowledgeable people that know the area, the known issues with land and can steer you the right way.
