bob- if you want to have a conversation without the insults I am game- insults are not necessary and I don't think that your intentions are there for a real conversation. I have offered to show you actual performing proformas several times, and all you want to do is argue and throw our facts that are untrue. Putting me in the position to either argue with you in a public forum or ignore you. I have seen you insult and attack many people on here and I just don't think that is appropriate, nor do I want to be a part of it.  If you have cared or read anything I have posted, you would know that our properties are FULLY renovated- so your scenarios are false. 

I am choosing to ignore you from here on out because you aren't here to learn or are really interested in providing anything positive. 

P.S. RealtyTrac provides great stats on turnkey properties around the country with profit margins broken down by annual cash flow and yield. We use this data to compare markets for our clients when choosing a turnkey properties and I encourage all investors to look at this type of data and do their own research and not rely on personal opinions on BP.

@Toi H. Great question. Our company is not in California-  I am here in California, I work remotely.  We have an office in Birmingham, and we have employees in Atlanta also. We are in other markets other than just Alabama, so it is important for our team to live in that area so they can travel to our properties and it is important that they know the areas were are buying in.  We also have a property management company in Birmingham so that we can leases and manage the properties directly. Our acquisitions team is all local to the area. 

I am in CA, because most of our investors come from California and it works great that I am here so that I can assist our investors in person as needed. We also have someone in Northern California to work with investors there. 

My suggestion to you is work with whoever offers you the most value; the support they offer, the type properties, county stats,  and how they are managed. I wouldn't recommend buying below a C+ property, and there are a few companies out there who market properties as C or above but are actually D, F properties. You have to be really careful with that. If you can't visit properties in person, I would ask for a lot of images of the rehab and ask for the re-hab scope-  this should be transparent. You can tell a lot about quality by what they fixed. For example, if they keep the original roof- but after you purchase you find out that it needs to be replaced, that just cut your profits for the first year.  Because we manage our own properties, we know exactly that work as been put into them and we don't want to deal with issues once the renter is in place, so we make sure we do it correctly during the re-hab process. In addition, we don't want short term investors, we want long term investors who are happy and continue to purchase from us, so we do very thorough rehabs. 

We offer "bus" tours for serious clients looking to buy a few properties, the tour is about 2/3 days and takes you around to our properties, seeing the area and meeting with our re-hab director and property manager. Its a nice way for someone who isn't so sure about out of state investing to feel more secure.

@Logan A. investors are gobbling these up, that is why it is important to know where the hot markets are and buy as much as you can.  The goal for investors is to get in on the hot markets early- that is why market forecasting and doing the analytics is so important, it's all about timing,  buying low and selling high.
