Treat yourself and just stop mowing the lawn for a month or two. Let it go. Don't even hire a replcement. Just let it go. You'll actually be excited and have fun cutting that 6 inch grass. Try it.

No, its my personal house where the injuries happen. Sheesh! It's an injury just getting out of bed. Ouch!

Neither.  720 credit absolute minimum!!! 3 to 4 times rent.  You just got back in huh? Have you read up on recent changes in California rental law?  It's frightening. Almost as bad as Seattle. Don't take chances. Listen to what people here are saying. Better to stay vacant than either of those two. And I don't allow pools. Each applicant must be able to carry the full weight.


However, you are under no obligation to accept the cat, even if you verbally said you would. I would deny them based on the cat, then block their phone number and email so they can't contact you any more.

Yup. Hopefully you didn't sign anything waiving the cat. Tell her something like "we missed the cat on the application, sorry we'll have to deny based on our no pets policy." then don't talk to them anymore.  You might return their application fee, up to you. I will often return those that don't make it.

 The locals love it.  easy money renting out a bedroom. especially since Hawaii really has no jobs otherwise. Its more the snobby wealthy areas that don't like the added activity.

It may get a little confusing to some. Honolulu County is all of the island of Oahu. Hawaii county is only "da big island" of Hawaii. Originally everyone and their mother had an STR wherever... Then, Oahu (honolulu county) limited STR's to only resort zones such as Turtle Bay, Waikiki, and a couple other spots. Similar things happened on the other islands, but to what extent I don't know. I think it's still this way. A friend built a place (for STR) near Hilo (on da beeg island :) ) and with a flick of a pen, a politician made his STR useless. Oh well. I think he uses it now to dry his fish on the roof.

I moved into a place like that once. I bought some bug spray and started cleaning. I don't have the patience to wait for others to do a lousy job.

You do in the west coast states. I don't know about Texas. Make a full list of all the damages, include the costs for eviction and attorneys as well. Send it to the last "known" address.

Were the bugs there from day 1, or did the tenants bring them in? Where is this place, Hawaii. Alabama?
