Much more flexibility and options with the ADU.

Quote from @Scott Mac:

The tenant didn't leave with your washer, dryer and stove--he STOLE your washer, dryer and stove.

Have you called the Police and report it, then maybe he can go sit in Jail with the rest of the thieves.

He will update his Drivers License, or be pulled over for a traffic stop at some point--and bingo (open warrant).

That's right. Stolen! And you know who did it. File a police report. Look at those pics and figure the value. I think over $1500 is a felony.

Quote from @Dominic A.:

@Leslie Anne Morris has the right answer. If you're using a PMS (Property Management System) you would handle the payment on your side (using the system of your choice). Also gives you more access/control of the reservations and communication with the guests (the control they offer through the API (application programming interface) actually makes it one of our top picks as a platform).

Having said that, yes, if you're not using a PMS then VRBO is going to use whatever payment system THEY prefer, and you may want to stick with Airbnb.

Thank you Dominic and Leslie Anne Morris. What, where, how do I integrate a PMS into VRBO so I can control this issue. Can you give some recommendations, or where to look? In my sign up with VRBO it would not let me go any further without agreeing "OK" to this Paypal turd.

You are not making him do the mowing. The lease will say that its the tenants responsibility to hire a competant mowing service at timely intervals,  to keep the lawn looking at least comparable with neighbors, no longer than 3" or whtever, blah blah....Or, maybe you could re landscape, level some, add rockery or shrubs, bulkhead. ??? Goats love hillsides. Renta-goat.

I'm setting up my new VRBO account, kinda having fun, then I get to the point where I must submit OK for Hyperwallet. What? A PAYPAL company yikes! Look at those vague terms! After dealing with PAYPAL for 20 years on EBAY this is one parent company I want nothing to do with. I'll be waiting for my payments,,, as they pluck money from my account whenever they see fit. I can go on and on. Will I have to be suffering an inept Hyperwallet portal, like i've had to with PAYPAL? no thank you. Is this all there is for STR payout options? If so, it's bye bye to VRBO and I'll continue with my AIRBNB signup. I don't need this, I have enough stress. I'd rather be a greeter at Walmart than deal with these lizards. Many people recommend the VRBO platform but I feel a cold Paypal sweat.
Your thoughts good or otherwise please.

Let them bring their own floor covering and countertops. Thanks for helping the animals.

Tell them its been hard making the mortgage and you're doing your best to stay afloat. You had planned to move your aged parents there but circumstances happened and it may not work out. You 'll know more when dad gets out of the hospital. You recently did however have an offer from a nice somali family with 9 kids and two pitbulls or was it a rottweiler?, but you thought that would be too disrupting for the neighborhood. Ask them which they'd prefer.  As a landlord you care very much about your neighbors and what they think.

call these guys. I get their newletter all the time. They seem current with  str and ltr legislation, which seems to change on a whim.
