 Thank you for the link -I know we cannot discriminate in Ontario, however have been told Ontarians can play with a loophole like the reference checks came back not ideal or such. Not that I am into that side of things as I have a property manager, however I have heard of others using it.

Appreciate the feedback -funny thing is I am more worried about the kids not liking it than the family.

@Jeremy Pace - maybe I am an idiot, but why have both sign? Doesnt that make eviction harder, if one side pays and the other does not? 3 bedrooms, and as long as one cheque and one signing for all 3 occurs, what is the strategy behind splitting it up?

I bought a house in January and turned it into a 6 bedroom home (3 up with kitchen, 3 down with kitchen ,separate entrances).

Idea was to have a student rental and I already have the 3 upstairs rooms leased as of May 1st.

For the basement unit, I have a mother (who is a student at the university) looking to move in. She has a working boyfriend, two 16 yr old daughters, and a son she splits custody of. She has the money and references to back it up, and has no problem from that side of things.

The Issue/question. Does anyone have experience/expertise in student rental/family splits or foresee an issue renting to a family in one unit while having the other unit with students, when the general idea was to rent to students fully. My rental income will be the same.

Thoughts?

@Roy N.  --- property was a former student rental, turned family rental, turned disaster, so tenants evicted, owners retired and moved on, and I moved in at a good price!

Property came clear of tenants, and the two units will be rented as separate  3 bedroom units. I carry utlities, and for $450 they get it all - so very similar to your area!

Just furnished all of the common areas today, and am leaving rooms unfurnished unless requested .. ill try and post some before & after pics soon!
