I do not know of any Charles but I do know 2 of my 3 rentals I bought were turnkey from individuals which may be interesting to you.

@Matt Geerts - good call. Since Desjardins bought state farm its really a desjardins policy right? I have my insurance thru state farm also - but its underwritten by desjardins

Desjardins or Aviva. Problem with Aviva - although cheapest I have found - is that once I hit 4 properties I was told I need to go Commercial... and I am at 3 rentals. SO Desjardins would be my choice.
