"I would classify him as a professional renter" - not sure how you could say that when the tenant pays on the 1st of the month. If he has a verbal agreement, its not his fault the last landlord didn't enforce a written lease.
Lastly, below market rent .. not his fault. I have 1 tenant that is so amazing I haven't raised their rent in the 3 years they have been with me. Are they "below market", sure maybe. Tenant turnover will cost me more than a few bucks below with great people who take care of my investment.
When you bought the building were there not written leases in place you would have reviewed before purchasing?
