@Tyler - I took Roy's advice and did NOT buy in Saint John as cheap isn't a deal always. ya its cheap, and as he told me lots of out of towners come in, and then don't do well.

go look to a town that's bustling - saint john is a dump in the under 100K areas - I go there 3 times a year for work, and heeded to the advice, and bought Ontario instead (not saying NB is bad, just I have boots here in Ont)

My dad - manager of a large company brought me in on Saturdays from age 9 onwards to work in the back with the 'grunts' and haul *** and load containers and unload containers all day. I didn't want to spend my life doing that and wanted to be the one calling the shots instead which only would have started through hard work.

hes a salesperson id stay clear - this is not sound investment at all IMHO

inbox me .. I close on a house May 14 in Ontario 1 hr from GTA , I spent 20K more than your price and my rent will be $1900/month. Property management fee 4%? That's lowest ive ever seen

Vacancy of 5% calculation .. put it at 10%. 5% means once every 2 years your empty for a month ... hmmm, suddenly your empty for 2 months or non pay 2 months and you need 3 years cash flow to make it up ?!?!

@Charlotte Adams - just off Clonsilla we bought a 3 bed 1 bath with basement that is finished but just 2 large rooms and has water hookup $290K - a steal for Peterborough these days... future in-law suite

@Jacob Perez absolutely. I offered and had an acceptance on a property in Niagara (ST CATS) that would have made good cash .. but similarly I had to inherit tenants i didnt like and 2 of the 3 units not great . so I bailed on it.

Just had an accepted offer in Peterborough for 290 this weekend, and its a decent home, good area, not as sexy of a cash flow but WAY less headaches. Whereabouts did you buy yours in Niagara?

i guess my follow u pquestion is ... is there anyone using the BRRR strategy in New brunswick i.e. fredericton,saint john or moncton?
