Lol! that would be a great deal anywhere. Typos happen. Just wanted to make sure you were aware of it. 

I don't buy turnkey props but the $58K is a good price for that property and in that area. It's a good cash flow prop for anyone who does like to buy turnkey. 

Your 1429 Bradbury is also another good prop that should be considered.

 You may want to recheck your pricing on 3631 N Dequincy Indy. Because if your selling that for $750 I'll buy it all day long. :)

I'm glad you cleared that up for me. I guess I did misinterpret what you wrote but why not just write, "I do not give legal advice." or "Please do not take anything that I wrote as legal advice." instead of "No legal advice." That way we can avoid misunderstandings like this one.

@Alan Diamond The agent must present your offer, counter offer, or any other offer to his client. The agent must not give his opinion about what his client will or will not do with your offer. Let the agent know that he will have to submit the offer or you can file a grievance against him to the Realtor board on the basis of Code of Ethics. You can use this code:

  • Standard of Practice 1-6

REALTORS® shall submit offers and counter-offers objectively and as quickly as possible. (Adopted 1/93, Amended 1/95)

Realtors have a fiduciary responsibility to the clients.

I am a IL/IN licensed Realtor so I can not speak for NY state law but if both parties have entered into a contract and earnest money has been accepted then it is a legal binding contract between you and the seller. That's how it is here in both these states. 

The seller is going to have to have a very good reason to want to back out of the contract. Otherwise, they will have to pay for damages. Don't let this Realtor BS you into something that isn't true either. Contact a Real Estate attorney if you have to. 

Just my 2 cents.
