Thanks for sharing the documents. I close on a property this week in Berkeley, MO and just learned about this new Ordinance. I spoke with the city and luckily the property I am acquiring is already registered with the city as a rental, but a good lesson learned to call the city and verify there are no roadblocks for future purchases. I don't have enough experience to tell you what other St. Louis municipalities have similar regulations. I do know Florissant, MO has imposed some rules on landlords where you have to take an 8hr class, live within 50 miles, etc.

I think most of the auction purchases are Cash only.

Hey @Daniel Gutierrez, unfortunately I did not. It was a messed up situation, the brokerage that was working on behalf of the bank screwed up and ended up pulling the property. Everyone on the Xome side was helpful, I can't say the same for the brokerage.

Property looks great @Michael Shear, nice work! I know you haven't been in the property all that long, but what is your opinion of the area? I've heard it can be pretty rough down there.

I can't say from personal experience but I believe @Rebecca Meier with Insight Title does all that jazz and I know Kristina Spells with Community Title Services, LLC does as well.

Congratulations @Kathy Henley, welcome to STL full time! I started going to the Southside Investment Club (SSIC) meetings a few months ago, they have some great stuff for beginners and they are a little sales pitchy but overall you can get some good points from the presenters and its great networking.

@James G., as @Gregory B. mentioned, the Southside Investment Club (SSIC) is one of the bigger ones in the area, I go to the meetings on a monthly basis. One other that comes to mind is LifonaireREIA I believe they also do monthly meetups but I have never been.
