We have using TurboTax in the past several years without issues. Make sure you have all the documents well saved and organized. The software also has different packages with one being suitable for Rental investors.

The original proposal wanted to limit landlords from viewing a tenant's income and establish legal counsel for tenants, however KC Tenants had to concede those two issues. They plan to start up those conversations again.
KC Tenants hopes to open the center in June and establish from where funding will come.

When the property tax goes up, and insurance goes up and city adds rental inspection fees , do they feel guilty ?

Well if it does not work, then you are investing in a wrong area and with a wrong property !!! When I say area, it is defined as cross different states. Not try to be mean, but buy in the right area with the highly-demanded market strategy have been working very well for me. We recently put a town house in the market for 5 days and got 40 inquires. We only showed to 4 qualified applicants on one day. At the end we rented to 1 couple with price 30% higher than the listing price. We Check over several hundred houses online a week but eventually end with a deal within 2 to 3 months. Of course read some failure stories from some BP blogs would help as well. Keep open mind and stick to the right strategy !

I think good properties in good locations with reasonable rent would alway find good tenant candidates.

just thinking out of the box. I love to get carpet remnants and have Lowes or wherever seal off the edges so it is essentially a rug. I get it large enough to cover 70-80% of the room and then slap that thing down. No need to refinish hardwood in a lower quality home and no need to pay for carpeting install. Why not sending offer by yourself saving the owner $15k commission fees.

Seems they are charging 2 units. All the fees from A to C are would be for 2 loans. You could try different lenders to get quotes first.
