Thanks for sharing your experience. All of my properties are turn key ones. I called them again and confirmed that owners are not responsible for the costs as long as accounts are not under their names. But would need to if rehab them.

Hi BP members,

How would house owners be responsible for water/electricity/gas utilities during tenants changing in KCMO?  

In general, who is under the utility account is responsible for all the utility costs. I called KCPL google fiber and they confirmed. 

For water, its a bit tricky. But who is responsible for them during vacancy? Do you every time call them to terminate the service or just get a bill during every vacancy gap?

$750/$1600 both seem to be high for townhouse single unit. In Kansas City, $450 for townhouse valued at $140,000. Would shop around and ask them if they can give you a good deal. Also purchase multiple rental properties as a bundle would save a lot too.

Should form one LLC for all the properties or one LLC per property?

People still can sue other properties if all the properties are under one name. But form one LLC would reduce much cost compared to multiple LLCs.

For our properties, all the tenants are responsible for utilities which makes my job much easier.

I am mostly focusing investment property n KCMO. seems KS has some good properties like op. Any one knows how investment in both KS and mo would impact tax report ? thanks.

Thanks all for the inputs. I like the accurate statistic data, like crimeReport which gives you a very good idea about an exact address. Wish every town would have such data accessible by public.

What are the domains you thinking about?

I heard lots of bad stories about neighborhood with high crime lead to investment issues.

Wonder how other investors here check the safety of neighborhood before they purchase their properties? 

One thing I like website Trulia, is that they provide safe index by using colors. Mostly we only consider areas which are covered by green. 

Another website crimeReport has some accurate data too. Unfortunately some areas/towns are not covered.
