You could use the inspection to negotiate with the sellers before closing.  Or switch to another insurance company who can insure.

Hi BP members,

We are buying a house. In inspection report, there was one sentence claims:

Plywood (T1-11) Stone Veneer, Fiber Cement Shingles The siding materials on the South. side of the house may contain asbestos.

Determining the presence of asbestos can ONLY be preformed by laboratory testing and is beyond the scope of this inspection. Usually if

left alone, this material poses no immediate danger.

According to some online resources, it might cause dome diseases and even cancer:

My realtor said it the inspector just would not want hold liabilities by claiming it on the report. So mostly it would be fine. But once its purchased, this liability would become the landlord's. But testing asbestos would cost about $1500 paid by buyers. 

Has anyone handled with possible issues like this? Also wonder would a general rental insurance would cove this kind of liability. Suggestions are really appreciated. 

We are having issues with one frige. Choice home warranty paid by the sellers sent someone to take a look. The technician claimed to replace compressor and foil. Choice home warranty declined the fixing claiming it'd still under Samsung warranty so I had to talk with Samsung. 

After 1.5 months back and forth with Samsung, they fixed the issue without extra paying. The issue they detected was some leaking. 

Seems to me home warranty is tricking customers with the help from the technicians. 

Really painful process. Never would buy home wanranty again. Alternatively, buy second hand ones or just new ones. A brand new frige costs about $500 when necessary. It just saves lots of hassle.

I saw lots of people took money out of 401k to fund. 

6% seems high to me.  Lender shopping might be needed.

Hi BP,

Has anyone used provident funding ? They have an online rate list. And seems closing costs are very competitive. 

But they do not offer loan in certain states which really limits choices. 

Does anyone know some similar lenders offer reliable services with very competitive costs ? Thanks.

 Does your policy cover sewer back up ? Do you mind sharing your premium. I heard people try to avoid claiming incidents.
